Level 1 – RICS Condition Report

The Level 1 Condition Report provides a straightforward, high-level overview of the property's condition. It identifies any significant risks or urgent defects, but it does not go into detail about repairs or maintenance.

Best For: Newer homes or properties in generally good condition.

What’s Included: A basic "traffic light" rating system that highlights urgent defects or areas that need attention. No detailed advice on repairs or solutions.

Ideal When: You want a simple, concise report to highlight any immediate risks without in-depth analysis.

Level 2 – RICS Home Buyer Report

The Level 2 HomeBuyer Report provides more detail than a Condition Report, including information on both visible defects and advice on necessary repairs and ongoing maintenance.

Best For: Older homes, homes in average condition, or properties showing signs of wear.

What’s Included: An overview of structural integrity, guidance on necessary repairs, and advice on future maintenance. This report can also include a property valuation if requested.

Ideal When: You're purchasing a property that may need some maintenance or repair work but doesn’t have significant structural concerns.

Level 3 – RICS Building Survey

The Level 3 Building Survey is the most comprehensive type of survey, ideal for properties that are older, in poor condition, or have undergone significant alterations. This report provides a detailed analysis of the property's construction and any defects found.

Best For: Older properties, homes in poor condition, or buildings of non-traditional construction.

What’s Included: A thorough inspection and detailed reporting on structural integrity, defects, and their causes, alongside recommended remedial works. This is the most in-depth report available, covering both visible and potential hidden issues.

Ideal When: You're considering purchasing a property that may have significant issues, or you’re planning renovations or modifications.
